Terms and Conditions

We are a small family run business and would like all our guests to enjoy their stay. To this end, we have some simple conditions that govern our acceptance of bookings:-

Deposits

We ask for 1 night room rate as deposit. We will then confirm your reservation. A contract will then exist between You and Us.

Cancellations

Cancellations made over 72hrs before arrival will incur an administrative charge of 10% before refund of your deposit.

Cancellations made less than 72hrs before arrival, or failure to arrive, will incur a 1 night charge. (no deposit refund )

Room Rates

Rates quoted are correct only for the specific number of guests, nights and dates shown. Should you change any of these, then the rates are subject to change.

Arrival and Departure

Check-in is between 13.00hrs and 21.00hrs. We are happy to be flexible on this. Please enquire when booking.

Check-out is 10.00hrs in order for us to prepare the rooms for incoming guests.

Keys and Parking Permits

Please return keys and parking permits on departure. Unfortunately, any item lost or mislaid will incur a £20 charge.

Smoking

Smoking is not allowed anywhere on the premises. We will charge an extra cleaning fee if you smoke in your room. We will cancel what remains of your booking and you will become liable for the full cost of your stay.

Damage

We reserve the right to charge for any damage accidently or otherwise caused.

Please respect our home and our other guests. We reserve the right to terminate your booking if you engage in unacceptable behaviour that causes a nuisance or disturbance to our other guests.
